How long does it take to Build?

Building your knockdown rebuild or new build home can be both an exciting and stressful journey. There are so many stages that influence your building process so it’s really important to understand what they are and how long each of them take?

The main stages are:

Design & Investigation Stage:

This stage is two-fold:

  • Design Step: you can either pick an existing design or decide to customize your own. Depending on which pathway you decide, this will determine how fast or slow you get to the approval stage.
  • Investigation Step: is where we get to investigate your block so we can fix your site and authority costs. This includes but not limited to: obtaining contour surveys, soil tests, S149, 88b, flood reports, BAL assessments, etc…

Both these steps can take anywhere between 5 weeks to 4 months, depending on the complexity of the build and the site.

Creative and Approval Stage:

This stage is also two-fold:

  • Approval Step: this is where we obtain approval for your build using DA or CDC (the difference has been explained in another article on our website). DA can take anywhere between 2 months and infinity. This is the ‘beauty’ of local council; they will get us the approval when they get us the approval. CDC on the other hand, with obtaining all the reports required etc…, can take as little as 6-8 weeks.
  • Creative Step: while your plans are getting approved, you have the chance to personalize your house and make it your home. This involves your choice of colours, fittings, tiles, carpets, etc…

These steps can happen at the same time as the approval part of this stage. If your approval is via DA, it means that you get more time to have more fun picking your colours etc… Having said that, it does not mean that you will be rushing through your colours if your approval is obtained via CDC. Always spend the right amount of time to make your house a home.

Construction Stage:

This is where we get to build your approved build.

The Missing Stage:

FUNDING. Most people don’t usually pay attention to this stage as they have enormous trust in the banking system and that they will give them the money instantly. This is very dangerous and will let you down. Obtaining funding may take as little as 2 weeks or as long as, well; that comes down to how good your broker or banker is…

When ANSA creates designs for you to view, all of the buildability and compliance points are already taken into consideration. Your builder should be transparent and ensure that you fully understand any guidelines, rules & restrictions to your home that can influence the building timeframe. This is particularly the case if you have design changes which must comply with council regulations at the outset.

Other Timeline Considerations

Builders are aware of the effects of the environment such as rain on timelines and typically have built-in safeguards to recognise this. However, sometimes, extreme weather outside of anyone’s control may have an impact.

Additionally, any building over the Christmas period will incur extra time as the construction industry generally shuts down for 4 weeks, maybe longer.

ANSA Homes, to maintain the quality of construction and finish, is also very strict in having the right tradespeople build your home. Whilst time is important to everyone, we will not compromise on quality.

Whether your land is registered or not, is also a critical element in determining the time for you to move into your new home. Registration of land is outside the control of your project home builder, but having an understanding of the approximate time your land will be registered will be helpful in influencing your timeline to build.
